AppFolio's Contact Center is a 24/7 maintenance answering service, and its AI coordinator triages and dispatches repair work. Neither is built for the leasing call. Beside is a separate business line whose AI receptionist answers prospect and owner calls around the clock for $29.99 a month. It does not integrate with AppFolio.
We answer calls all day for small operators, including an affordable-housing team in the Bronx running 294 units off a Beside line. AppFolio's own pages scope its answering to maintenance. Whatever else rings is on you.
Does AppFolio answer your phone?
Partly, and more than the vendors selling against it will tell you. AppFolio's own product announcement calls the Contact Center a 24/7 maintenance answering service (Source: AppFolio, 2026). Its AI coordinator, the Realm-X Maintenance Performer, has "the intelligence to reply to residents, analyze images, troubleshoot, prioritize emergencies, and dispatch work to the right technician," and it sits inside the resident portal and that same contact center (Source: AppFolio, 2026).
If your phone problem is a boiler at two in the morning, you have already bought the answer.
What those pages describe is maintenance: residents, repairs, priorities, technicians. They do not describe the call from someone who saw the listing and wants to see the unit on Saturday.

The call the maintenance line was never built to take
The leasing call is the one that pays, and it is the one with no system behind it. A repair request has a portal, a work order and a technician waiting at the end of it. A prospect asking whether the two-bedroom is still available has your office line and nothing else.
One vacant day at that rent costs about $51, which covers a month of Beside with change left over.
Voicemail is where a lease goes to die.
Does Beside integrate with AppFolio?
No. AppFolio is not on beside.com's integrations page, which lists seventeen tools and no property-management software of any kind (Source: Beside, 2026). Beside is not an AppFolio Stack partner either, and we could not find an AppFolio app in Zapier's directory either, so the bridge that reaches Beside's other connections does not appear to reach this one (Source: Zapier Community, 2026).
The part that matters is what you get instead: the call answered instantly, transcribed and summarized, a contact created, an appointment scheduled, a follow-up drafted and sent, all of it in the daily recap that night.
What happens to a 6:40pm call about a listing
A unit turns over on the first. You get it photographed, listed, and three showings booked by Thursday afternoon. The fourth caller rings at 6:40pm while you are locking up a different building.
That call gets answered instantly, with no hold music. The caller is asked the two or three things that decide whether a Saturday showing is worth anyone's drive: move-in date, household size, whether they have a dog. The appointment goes on the calendar. A follow-up text goes out. The summary reaches you in the recap that night, and the contact is already in your phone with the notes attached.
The same call on voicemail gets a beep and a promise. Most people do not leave the message. They dial the next listing before they have finished parking.
What exists the next morning that would not otherwise:
- A booked showing with a name, a date and a reason it is worth doing
- A transcript and a summary of what the caller actually asked for
- A contact record with the details, instead of a number you do not recognize
- A follow-up already sent, without you writing it at 9pm
Setting it up next to AppFolio, in plain steps
- Decide which line this is. Point the leasing number at Beside and leave the maintenance number where it is, on the service AppFolio already gives you.
- Port that number to Beside, or forward it from your current carrier. Callers keep dialing the same number and nothing changes on their end.
- Set the hours. Calls can ring your team during the day and route to the AI outside those hours, or the AI can take everything by default.
- Tell it the three things every prospect asks about your units: what is available, what it rents for, when they can see it.
- Decide who gets the daily recap. On a two-person office, that is usually both of you.
Setup is published as about ten minutes: download the app, walk through the setup, and the receptionist goes live (Source: Beside, 2026). What you still do by hand is open the work order and update the record inside AppFolio. That does not change, and nobody should buy this expecting otherwise.

A per-minute service taxes you for having a good month. That is the wrong shape for a business whose best week is the week three units turn at once.
A 294-unit operator's version of this
Avery Headley runs Hudson Loop, sixteen affordable-housing properties in the Bronx totaling 294 units, with a team of superintendents, managers and office staff. The line takes around 125 calls a day and 500 to 600 texts at peak. He reports getting four to five hours a day back.
At 294 units he is far past the 50-unit minimum on AppFolio's entry plan, and he still needed something answering the calls that were not maintenance tickets.
What it costs, and what AppFolio costs
Beside is $29.99 a month, or $16.67 per user per month billed annually, which is $199.99 a year. Extra numbers are $4.99 a month, and there is a 7-day free trial (Source: Beside, 2026). All of that is published on Beside's pricing page. It is priced per user, so a second person answering the leasing phone is a second seat, and Beside for Teams is custom-priced with discounted seats.
AppFolio does not publish rates. Its pricing page names three plans, Core, Plus and Max, and states that a minimum spend applies to each, with a 50-unit minimum footnoted on Core and a note to contact them for details (Source: AppFolio, 2026). That entry-plan floor is the useful part of the answer. It tells you what size operation the software is priced for, which is more than any per-unit number quoted secondhand will tell you.
Who should put a second line on leasing calls, and who should not
Do it if your office line rings unanswered while you are out showing units, and if the calls you are missing are the ones about vacancies. That is the case for most two-to-five person shops, and it is the whole argument on this page.
Skip it if your call volume genuinely is all maintenance and the Contact Center is handling it. Skip it also if what you want is a phone system that writes into AppFolio by itself, because that is not what this is, and no amount of trial time will turn it into that.
